Canal Walk’s East and West Towers are landmark commercial buildings at the heart of Century City – one of Cape Town’s most prominent business and retail destinations. With years of environmental exposure came the inevitable: cracked plaster, deteriorating pillar joints, concrete gaps requiring waterproofing, ageing sealants, and exterior surfaces in need of full protective repainting.
The challenge wasn’t just technical. Working at 32 metres on a high-profile, occupied commercial property required airtight safety protocols, precise scheduling, and daily accountability. There was no room for error — and no tolerance for a contractor who couldn’t document what they were doing.

UHP Cleaning
Ultra High Pressure Cleaning
Both towers were thoroughly cleaned using UHP water blasting to remove contamination, loose material, and surface degradation before any repair or coating work began.
Pillars
Crack Mapping & Pillar Repairs
All cracks were marked and recorded. Our team then followed a six-step repair methodology: removing loose material, V-cutting and chasing cracks where required, drilling injection ports, injecting epoxy or PU depending on crack type, and reprofiling the surface to match the original finish.
Sealing & Waterproofing
Joint Sealing & Fibre Membrane Waterproofing
All concrete joints and gaps were inspected and sealed. After a 48-hour cure period, fibre seal membranes were applied — providing a durable, flexible waterproof barrier against future water penetration.
PU Sealant
PU Sealant Replacement
Window and facade joints received full polyurethane sealant replacement, ensuring a weather-tight seal across all openings and movement joints.
Primer
Primer & Protective Coating
Sections 1 and 2 received a full primer coat before the finish coats were applied. The final scope included two cosmic colour coats across all four sections – delivering a consistent, professional finish visible across the Canal Walk precinct.
